| Residential Development Projects City of Hagerstown Building Permits for New Residential Construction 2000-2005
Hagerstown continues to experience substantial amounts of residential construction that will benefit the City well into the future. There are presently 14 residential subdivisions under development or planned for development within the City containing 3,142 residential units. Well underway are the Eastridge Townhomes, Greenwich Park, Hager’s Crossing, Cortland Park, Gateway Crossing, Park Overlook, Pangborn Park, Kensington Villas, Fairchild Heights, and Fridinger Avenue developments. About to get underway are the Collegiate Acres, Cleveland Commons, Potomac Manor Section H, and Hillside Manor developments. Of the projects which are under construction, 1,201 units are either built or have building permits issued (as of July 21, 2005). It is anticipated that these 14 subdivisions will be built out within 5-7 years. There is the potential for another 2,990 residential units to enter the City’s pipeline with three concept plan reviews underway (294 units), five potential annexations (2,521 units), and a rezoning request under review (175 units). Hagerstown is experiencing the most residential development activity that has occurred in over 50 years. Between 1950 and 2000, the City population grew by 1%. Between 2000 and 2004, the City’s population grew by 2.3%. Since the building permit activity only began to jump dramatically in 2004, our population growth rate is projected to accelerate even more rapidly over the coming years.
