Zoning Amendments

Apartments
On November 21, 2002, amendments became effective prohibiting expansion of non-conforming residential properties, prohibiting expansion of residential properties in the C3 district, prohibiting apartments in the R2 district, and requiring off-street parking for apartments in the C3 and R4 districts.

Home Occupations
On February 27, 2003, amendments became effective permitting home occupations as a special exception use in the residential districts.

Comprehensive
On April 24, 2003, a package of comprehensive amendments to the Zoning Ordinance text became effective.

Miscellaneous
On August 21, 2003, amendments became effective bringing parking standards up to code, prohibiting duplexes on non-conforming lots of record, prohibiting civic and social clubs from residential and C1 districts, and making taverns, entertainment clubs, and civic and social organization special exception uses in the C2 and C3 district.

On January 15, 2004, amendments became effective to alter the Preservation Commission process, to add considerations for approval of special exception uses by the Board of Zoning Appeals, to prohibit signs for home occupation businesses and to increase fines for zoning violations.

Landscape Standards
On August 26, 2004, amendments became effective to add new landscape standards for site plans.

Big Box Performance Standards
On Oct. 28, 2004, amendments became effective for building and site design standards for "big box" retail developments in the C4 district.

Mixed Use Zoning
On Dec. 23, 2004, amendments became effective to allow for mixed-use buildings (commercial and multi-family residential) in the R3 Zoning district.

C4 Building Setbacks
On Jan. 20, 2005, amendments became effective requiring certain setbacks for C4 developments.

BZA Appeal Process
On June 23, 2005 amendments became effective on miscellaneous corrections and clarifications of the text, as well as amendments to the Board of Zoning Appeals process.

Cluster Regs
On August 24, 2006 amendments became effective to revise the requirements for clustered residential developments.

New Zoning District
On April 27, 2007 an amendment became effective which established a Professional/Office Mixed-Use Zoning District.

General Amendments
On April 27, 2007 a series of changes to various elements of the Zoning Ordinance became effective. Included were more detailed requirements for fences.

On January 17, 2008, the parking requirements for the C3 (downtown) Zoning District were revised to reduce the required parking.
